| I think Peel holdings own the land to the left driving in to Wakefield from the motorway . IM sure I saw some planning application for some holiday homes in the land between Pugneys and Asda. You also have the fielda known as the cowies behind st Georges church and spreading up to the bend in the road, that's always been brush land. Opposite the Pugneys driving from asda before the round a bout you have a large area of land that quite often holds camping club events.
The lake and surrounding area I feel sures owned by WMDC . The council should look at developing the whole area and providing a fscility to be proud of, it would be interesting to know how much money the council have made since it introduced the car parking charges a few years back
Thinking about it if you contiue driving with pugneys on your right towards wakefield you also have a large chunk of land before you reach the bridge on your right hand side.

| Quote ="Prince Buster"For a start, I wish people would forget about re developing belle vue once and for all. The site is too cramped, there is no way G88 will pay to develop it, and finally it could not be bought because G88 have had it revalued at circa £8M.
Secondly Yorkcourt have already made an absolute mint out of getting planning at Newmarket. However they are not satisfied with that there is a way they can make much more. If they don't have to shell out for a stadium it makes them about another £9M. Then if they can get planning for housing on the stadium site they make millions more. So how do they do this ?
Quite simple they get their friendly council to come up with the most feasible sounding plan they can think of. The council convince everyone the alternative plan will happen. Once everyone has been duped , Yorkcourt put a totally fresh planning application for all Newmarket with housing and no stadium. The council convince no one to object and force a judicial revue. Warning that the Newmarket amended planning applilication is essential to fund the new statdium plan.
Yorkcourt get their new application through without much opposition. Once that happens, there is no going back, no legal avenues to complain , that's the end.
However the new stadium development has been handed to the puppet Walker and his phoney trust to oversea. Then slowly but surely problems will start to emerge and eventually the whole new stadium will be scuppered just like the half or dozen other schemes that have failed with this council.
By this time everyone will be much richer, the club will have just about gone and everyone will live happily ever after, appart from the Wakefield tririnty supporters who will have been finally shafted for good.'"
This is the crucial bit though and when that point comes around then everyone needs to object and there needs to be an insistence on a watertight s106 that guarantees the stadium is built BEFORE Yorkcourt get to do anything. It has been discussed before and the Council are quite able to borrow the money to make it happen and claim it back from Yorkcourt once they make their money IF THEY SO DESIRE and that is where the problem is.

There are a couple of issues with Pugneys. The main one is that it is a flood prevention scheme. You may notice that there are banks all around and that as you go into the car park the road goes over a mound. The fields to the Wakefield side of Pugneys have a path which is on top of a banking. The basic idea is that if there is a danger from the Calder of Wakefield being severely flooded then Pugneys and the fields can be flooded and the waters contained until the river goes down. I can't see the Environment Agency allowing anything to disrupt that scheme.
The fields at the other side of Asdale Road are part of a farm and when the weather is bad they flood as well so there would have to be a lot of drainage work put in as well as the cost of the land itself. I do wonder why it hasn't been sold for building land before now but whatever the reason it would apply to building a stadium.
Pugneys has a nature reserve and I guess there would be an outcry from interested parties if any development was proposed.
Not long ago Marks & Spencer were going to build next to Asda and it was rejected by the council on the grounds of traffic problems even though M&S were going to pay for road widening and changes.
Sorry to be a wet blanket but I reckon it's a non-starter

| 20 odd years ago the council bods visited my mums and the neighbours on stand bridge lane with plans for a huge housing development on the fields between standbridge lane and durkar low lane ,a huge expanse .Dont know why those plans were scrapped but they will be somewhere in the councils archives .
Enough room for a stadium and parking ,as I remember access was going to be from standbridge lane as well as durkar low lane before asdale road was around .

| Shouldn't that read deep in the abyss, that is deep in the council's archives.
Would probably have been in a good location too.
Ironically, too, close to a site that was earmarked in the late 90s to also stage international cricket

| Let’s be clear about one thing, the Wakefield area is land rich - we are not London or even Leeds. The new by-pass alone has freed up tonnes of land much of it only meters away from BV.
This has nothing to do with a site and everything to do with greed and a lack of will. Box could easily make this happen but he won’t it’s all ego.

Totally agree with all this. If the will was there from the council there are a fair few viable sites in particular the new Eastern Relief Road.
Yet again it's all stalling tactics.

| WMDC probably have no intention of building a public sports facility . It does not consider the public of wakefield, it does not consider health issues and does not seem to consider what benefits could be achieved by such a development.
Remember the sun lane baths, we must have been the only City in the UK not to have a swimming baths available within the city. How long did it take to buld the new baths after demolishing the old. How much money did the council make from the car park built after the old baths were demolished.
Just what does the council do with the 1.5 million made clear profit from its car park operation. 2014.

I thought I'd read somewhere that all the land round the eastern link road was taken up by developers for housing, the income from selling all this land to developers went directly into the building of the bypass.

| Funnily enough , 88M and Yorkcourt will be getting deals from the council to develop on the Eastern ring road and at the college ... you simply could not make up how bent, corrupt and incompetent this whole sorry mess is.

Even the old Hickson and Welch is going to be developed .Not against this ,but its just going to add value to land that the tigers own .All we ask is give the people of Wakefield what they have been promised .

I don't know if they've moved the posts but when Nestle closed down they said nothing could be built on that site as it was a flood risk.

Many people think Putin is the ultimate dictator and the worlds expert in total power and control.
Box makes him look like an amateur. For a democratic society to allow someone like box be in unquestioned power for so long is incredible. Other than the grim reaper, there is no one out there who can remove him.

| To be fair I drove through Cas for the first time in a while yesterday and if anywhere is need of investment it's that place. I know Wakefield is looking tired, particularly Kirkgate, but Cas is depressing.
Doesn't take away from the point of council priorities, and Boxs' dictatorship.

| After all these years, do people really believe a Stadium, be it a stand alone one for Wakefield Trinity alone or a Community Stadium will ever be built ? The biggest chance of it happening which was supposed to be nailed on was Newmarket. We all know what happened there. There’s zero desire from anyone in the right places to make it happen, so what’s changed ? Another proposed plot of land ? This has gone on for years and it’ll keep on happening until everyone get tired and throws the towel in. Happy days.

The ego problem isn’t exclusive to Box though

I was at the Civic Centre in Cas this week and have to agree Cas is woefully starved of investment. Wakefield council are full of false promises to all its residents. I despair at the decline in the whole of the Wakefield five towns in the last 20 years. The only good thing in Wakefield now is its bar and restaurant scene which is brilliant all due to the hard work of local entrepreneurs. Box clearly has no vision for the city and should have stepped down a long time ago. Still milking the system at 71 years of age says it all.
