This set up looks suspiciously like the pfi system used by both labour and conservatives government. This was used to build schools and hospitals. It's widely acknowledged to be an extremely expensive system for any client . The client being the British taxpayer, in this case it would be Leeds RL and Yorkshire cricket.
In defence of Yorkshire cricket it may be the only route they could take to facilitate the project. Let's face it would you lend money to somebody who was already in debt to the tune of 24 million pound.

But... and its a big but, IF YCC and Leeds can get a decent wodge of cash for stadium naming rights then this can offset a sizable chunk.

Here is what I can see happening with this:

South stand will be much quicker to finish than the joint stand.

August 4th - start of super eights, if we have four home games then four straight home games ending on 1st September.
If we make the top two then we will probably play at Odsal
Broker a deal to play games at the beginning of the season away from until the completion date of the south stand. Wigan and Hull get these deals to block book away games whilst pitches are done.

I'm looking forward to the club showing plans of what the Southstand will feature .The club did say the had aspirations of including a museum

It seems very strange that this financial backer has not been named. Something tells me that this is merely some clever use of smoke and mirrors. I strongly suspect that the money is being put by Caddick via a front and the Council are underwriting the loan.

Everything should be named after legendary players shouldn't it. Jamie Peacock South Stand, Kylie Leulei Bar etc etc. A statue of Kev outside the new South Stand would be a nice touch too. Just so long as they don't hire the firm that recently made the Ronaldo one!

I think your summary Could be very accurate.

Obviously it would not be caddick that puts up the money. It may be one of several companies that he owns, also he is a director of several other companies. He will of course have lots of contacts in the financial sector. Never the less the situation may be a vehicle to selling up when all the development is completed.
