Cas WILL BE PAYING for the stadium.
Clear? Good!'"
True, but they are only buying it if certain conditions are met, namely planning for a supermarket. The increased (and necessary we are told) value of the land is totally dependent on this planning. Opus are funding this application and all the work required, although they are not planning on doing the majority of the work required until after July, to submit an application in October... the 25th October to be precise!
So yes, unlike Newmarket where the developer of that site is paying for the new stadium is he only willing to do so if he can develop land HE owns around the stadium. Opus are only willing to pay the increased value (possibly over-inflated?) to Castleford for land THEY own if he gets to develop this land into a Supermarket. Different yes, because Cas will always own that ground until sold, meaning that they have other options if this doesn't work out in future. Wakefield don't currently have the same asset or therefore safety net, but the current positions of the two only differ in this regard... everything else is very similar! To deny so, is missing the point I think G.Price FC was actually trying to make.

You forgot to add that wakefield will only be tenants at nm whereas cas will have ownership of gh.

There is one huge difference.
Wakefield's fairy godmother will simply rent them their coach and horses.
Cas's fairy godmother will take the pumpkin and the mice that they own and turn them into a coach and horses that Cas can keep.

As are Wigin,HullFC,Catalans,Crusaders,Quins,Hudds,Leeds,Bradford,Salford, and Widnes when they come up, so Wakey will be in good company then, assuming of course they are still in SL, conversely you could have the best ground in the championship playing at GH

Loving the analogy!
Yes, also a very good and valid point and can't argue with any of that, and I think if any club could do what Cas are hoping to do, then they should! It doesn't move anything on though, it's just puts Cas in more control of their future stadium destiny than, to be fair, the majority of the rest of SL!

No, I was just explaining it in simple terms and trying to emphasise the bits that were.. um.. a teensy bit on the side of inaccurate in the original post. Although looking at some of your laughable attempts at trolling on here, I'm more likely to throw up!

| Just to clarify the Otter situation. No evidence of Otters has been found on the proposed NM site itself. They do know Otters are living in the River Calder and they found evidence of Otter activity on some feeder streams but only close to where they meet the river. One of these streams comes down from the proposed NM site.
The 'discussion' about Otters is ensuring that the diversion of this stream within the site and also the new balancing ponds and SUD's drainage that will feed into the stream, are suitable as potential future Otter habitats. The hope being that Otters would 'move-in' in the future, because it is not thought (and there is no evidence) they live, yet, as far up this stream as the site.
It is expected that a suitable compromise agreement between Yorkcourt and Natural England/WYE will be reached over the next few months about the new ponds and streams being made more suitable as 'des-res' for Otters!
The only statutory objector left will then be Leeds City Council, who probably will not shift position, but other than the relevant Green-belt issue (which is highly ironic coming from Leeds CC!) the best they can come up with is to suggest alternative sites... all in Leeds!
