| For me my heart would say redevelop Belle Vue.
After seeing how Widnes' ground has been transformed from what it was like in the 1980s and also being in the middle of a residential area would make it comparable for me.
Whilst I sense some people on here prefer NM because it is closer to their home (?) I like the idea of our stadium being in a central location and closer for the overwhelming majority. You see many fans walk a fair distance to the ground, even from the top of Westgate and beyond.
Also I think, whilst we are heavily criticised (I think wrongly) for our current lack of parking I suspect as a driver the parking situation now is much more favourable. I detest the concept of paid parking and with Newmarket I suspect that would be the only option. There are unlikely to a significant range of off site parking options with limited roads. The idea of park and ride doesn't really appeal when I have a long journey to get there and one accident in front of me could delay me significantly.
I'd also fear we'd end up with all the problems Salford have at their new ground.
My situation is that I drive c. 1 hour each way for each home match. I come from East Yorkshire and actually leave the M62 at the Rothwell turn off. So whilst on my current route Newmarket is a lot closer I'd prefer Belle Vue. I also wonder how much of a relief the slip roads and roundabout from the M62 would really be with a large visiting support.
Also, my heart is with Belle Vue. I'd like to keep the connection and history.
With the right planning and funding I don't see why BV can't be transformed into this dream facility for commercial/hospitality income people claim only NM can provide. With the land out to the Super Bowl we could effectively re-build the whole place from scratch. The only thing to remain would be the pitch.

| Quote ="vastman"For me that is the only problem with BV - that and the jack booted planning bods we'd have to get everything past.
It would be my biggest worry if we got funding that getting over all the planning hurdles would take years thus negating the very reason for opting for BV in the first place. God it's difficult this stadium stuff.
'"
Can't see planning been a problem the old west stand was the highest stand at belle Vue albeit not full length no doubt it will be an interesting few months just like it's been an interesting and frustrating 30years on the stadium front.

| A good sports stadium brings pride to the City/town it built in. As well as providing a purpose it lifts the whole area and is something people are proud of. At the moment Belle Vue does the opposite and is barely fit for purpose. I'm abit of a stadium geek and have visited loads of football/RL stadiums over the years when visiting places home or abroad I always check out the local stadia and it frustrates me that my home City's stadium is the worse. One day I hope us and future generations can have the use of fit for purpose modern stadium facilities in the City of Wakefield.

That seems like the obvious fall-back position, but there are complications about BV that don't exist at NM. Both have pros and cons. Don't write anything off just yet, although I would admit that BV is slight favourite.

| A redeveloped Belle Vue is less of a risk. You won't lose anyone, but you might gain a few.
For all the benefits of Newmarket, getting away from the place could put people off eventually. Imagine having to drive off the AJ Bell car park every other week. It was the same at Leigh.
The Hull KR ground is the most interesting example of the ones mentioned, because they managed to replace a bit of a dump with a bit of a dump. Takes some doing (although the new stand looks better).
The best new ground by far is Halliwell Jones. It's the right size for a rugby stadium, has plenty of standing, and is near town.

| OK, more meetings, and still much to do, but some progress made and some timescales to things being put in place agreed.
Once again, there is too much which is sensitive or commercial or both, but I can say that there is a concerted effort to try and get things moving once again.
And no, I can't confirm which one as both are still possibilities, but as a betting man (a bad one), I'd say more likely BV - but don't hang me if I'm wrong!

| i know how much work has gone into newmarket but imo it could be the death of the club. success is not guarenteed and we could end up with a white elephant stuck in no mans land with little appetite to go attend. thornes park ground only would be better option as would sharlston pit. with the kibble as training complex. or normanton or denby dale road.

| Belle Vue for me it is our home, it is our history, you would not see Leeds looking to move from their ground. We have a good basis with the playing surface, I know we have to buy it back but the cost including the refurbishments required would be much less that starting from nothing.
I believe our biggest problem will be those people living behind the West terracing the development of the other three sides would have little or no impact.

| A view from "outside" (as a Saints supporter of 50+ years): ask me the same question 5 years ago re Knowsley Road... emotional answer has to be "re-develop KR" problem is who pays for it? Now that Langtree Park is built, there is no comparison.. Langtree wins on every point (except "history", but that just means that we will need to create some history at LT!). Having said that I've no idea where Newmarket is in relation to BV - it makes no difference to me, but it might make a lot of difference to regular home fans.

Would you be happy moving to Skelmersdale or Leigh or Runcorn or Cadishead, because in effect that's what some of us would have to do in comparison.

Not sure if your talking about your own situation there but Newmarket is about 3 miles out of the city , maybe a little further from BV. The likes of Skelmersdale & Leigh are over 10 miles out of St Helens, fair bit further.
Imo fans who live on the Stanley, Wrenthorpe, outwood, Eastmoor, Altofts, Normy side of town it's closer than BV. But I supose with situations like this you can't please every punter.
There are some negatives about Newmarket but the positives far outweigh them.
If we'd have had the money and backng, I always said that land where they eventually built that Bannatyne gym, Hotel and Burger King etc on the dual carridgeway near the Vine Tree Pub, was a great place for a stadium, alas it was not to be.
Personally I'd be happy with either, as long as the BV redevelopment was done to a good standard and thus able to move our club forward.

| Normanton to BV according to google is 3.8 miles, Normy to Newmarket lane is 6.1 miles, quite a difference. Plus getting to BV by bus/train is a doddle but I'd guess getting to Newmarket would be a bus into Wakey, then a Leeds bus via Stanley and a short walk, BV is much easier for us from Normy.

That's surprisng tbh. When I think of going to Normy from where I am, it's just down the road from Altofts, must be further than I thought. I sometimes forget that Normy is jusy over t'Common. My thinking was that Normy is just a junction down from Newmarket and pretty easy to get to, obviously that's if you've got a car or lift.
I think those that use Public Transport it's easier to get to BV no doubt.

Not a crticism of you in anyway, I was surprised myself but we did get a quote from our mini bus and the difference was quite staggering, that's why I googled it.

Never thought it was mate. Just looking on google maps myself and you're right it, even though it's just a junction down it's around 6 miles, motorways can be deceiving.

I was just making a general point to the Saint's fan although an exaggerated one at that, Rainford and Haydock would have been a better comparison than Skem and Leigh, but the point still stands, if he lived at Haydock I don't think he'd relish going to Runcorn to watch them, just as I'm not relishing doubling my journey time to go to NM as will a lot more, although if you live that side of town then its understandable for fans wanting NM to go ahead.

Will we be able to develop BV, isn't the lease up at the end of the year?
