By the way there was an extant planning permission consent given to build 106 dwellings on the Belle Vue stadium site which was renewed once and was due to expire in February 2016, whether this has been renewed again i don't know, there is nothing further listed but for further info on planning consent you have to contact Wakefield Council Planning Department, so i presume if there is still a planning consent in force for these 106 dwellings the council will know.

We do own pretty much everything in or on the ground.
However what is true and perhaps what was meant is that it all has virtually no value.
The terracing is basically rubble.
The floodlights are past it and not worth moving.
Ditto the boxes, which if my memory serves me correctly are meant to last no more than ten years according to the manufacturer so are already 6 years past their sell by date. Whether they could be moved and re erected at an economical cost I don’t know.
The main stand is a glorified bus shelter and has no value except to a scrap metal merchant.
I don’t know if we own the roofs over the northt and west terrace - if we do they may have a value to us.
Cats bar, some fixture and fittings perhaps and any retail equipment but the building itself has no other use..
Nothing unusual here - truth is you can build a stadium or a stand that cost hundred of million but without a team or fans it’s worthless scrap only fit for a bulldozer.
Our problem is that the above ground facilities are so poor they simply devalue everything else to such a point as the venue becomes untenable.
As Prince Buster says, the issue is all about cash or the lack of it - everything else is a side issue.

That's what I mean't and should have said, I suppose there are certain things that might interest certain parties, like for instance the scrap metal etc. but in practical terms the only thing of use to the Dewsbury ground are the seats presumably for the end which wants developing, I don't really know it just seemed reasonable what I was told.

| Isn't the capacity of Dewsbury over 5000 now ?Yep just checked, 5100, not far off our average gate and with scope to develop one end takes it surely to about 7000 going on 8000.

| Vastman is spot on is his assessment. Cast your mind back about 10 years when Ted looked at getting the stand at Wilderspool. It was probably less than 10 years old and would have been ideal to go down the East side. I seem to remember we could have bought it for scrap value. However the cost of dismantling it and reassembling it at Wakey was prohibitive. Therefore anything we own at Belle Vue has a scrap value and no more I would have thought.

| From what I have heard the other bidders for the ground ( I am assuming the same company) are long term property developers that have seen the land sat there and the very small bid that the club / yorkcourt/ the trust or whoever put in and basically decided to take a punt, and wait it out until any planning issues are gone. Even if that is years down the line. As they already have bought other property in Wakefield with similar motive.

Could still develop Belle Vue into a decent stadium, my guess is they've purchased Super Bowl with a Vue to purchase Belle Vue. No harm in sending them a polite Email with our concerns.

| I have been going to Belle Vue for more years to remember, but in all that time there as been a building of what is called the super bowl site. I have never experienced any attempts to block entry to the ground so can only assume it is written into the deeds. I am therefore confused why this time you see some sort of mystery, I am sure the Building can be redeveloped subject to approval but I doubt the car park can be quite so easily.
If we go back far enough on this thread we will get to those who say the building was to be bought by the residents of Agbrigg who with the councils help would be building a mosque. It as been bought by a property developers it's what they do but basically nothing has changed.

Mackie could have bought it months ago for a song if he so wished, however he chooses to dangle the carrot and play mind games with the club and the council. Can't blame Carter if he tells everyone to F off as he must be at the end of his tether with all this uncertainty.

As far as I am aware there is no right of way over the car park but most likey one could be applied for by way of a statutory declaration of 2o yrs use.
Secondly that's rubbish about planning on a car park. Hundreds are built over especially when not in green belt. Planning for houses in this time of high demand would be a breeze. After all planning for houses has already been obtained on the adjacent sports stadium.

We have access to the ground from the Donny road turnstiles, they could quite feasibly erect fences to protect people from injury by erecting fences on the perimeter of their building plot.

| I suppose for a sports stadium, there are two types of access. One is pedestrian, which can be accommodated with a ginnel. The other is vehicular, for team coaches, etc. That needs a lot more. If Belle Vue remains a rugby ground, I'm sure these things become part of the planning process. If it doesn't, it makes no difference either way, and you could build a pretty big estate on all that land, and with access onto Doncaster Road only, it could become decent real estate and distinct from Agbrigg.
