| I'm afraid our new esteemed leader has made his first error with this statement. All its done is make us seem more desperate and less sure of what we are doing than ever.
Anyway serious question because I am really starting to doubt the stadium will ever happen. With the whole LDF thing and the delay now in contruction how will this affect Yorkcourts view of things? To be honest from where i'm looking they could make an awful lot more money out of building a lots more industrial units etc as opposed to a stadium that isn't going to earn them anything? Are they just doing it out of the goodness of their heart? Or was/is it a way of generating support for the removal of greenbelt land for building, tapping into wakeys fans desire for a new homeand mobilising their supporters? What is in it for them now?

In my experience developments like NM often take a good number of years to complete. They will be in this for the long haul. 18 months isn't going to put them off.

Oh i'm sure they will build on it eventually if they get permission but will it include a stadium? I'm sure they are very honorable people but from a business point of view they could make more hard cash out of the development building other things. Yes i'm playing devils advocate but I see no reason why they couldn't change their plans as along with the re-designaion of land i'm sure all the financials were based on having the thing up and running before 2013. Money talks.

So, hearings in December (6th for 12 days) and report to SoS by March 17th 2012. Assuming the LDF goes the way we hope it will then that will be known by about the time of the public hearings and certainly before the report is submitted. So it looks like the process will run side by side but in such a away that the LDF outcome will be known before the submission of the report!!!
I can't imagine the SoS will want too long to announce his decision, say a month (this will not be known until January 2012), so by mid April 2012 everything will be known and if successful a start on site by May/June 2012. This should see the stadium ready for the start of the 2014 season, and able to form part of a franchise application (from which ever league) and job is a good un!

OK, so OUTLINE planning permission SUBMITTED to SoS on the 17th March and as you state above decision on OUTLINE planning permission mid April, FULL APPROVED planning permission in a month.

Well that all sounds very well thought out and sensible but very rarely do things run so smoothly, so for me I wouldnt be putting any money on that time scale I think it would be a safer bet to give it 12 months then stick your finger in the air and see which way the wind is blowing then.

| This is good news everyone.... don't let the small minority of Cas trolls tell you anything else, they are just clueless! The worry was is that they would put the PI back beyond March 2012, but by putting the hearings in December and more importantly the report submission into March the LDF outcome will almost certainly be known. Like I said, this will all be over by April next year and hopefully now with a successful outcome.
Of course nothing is certain, so I would hope that AG and the club do look at other options just in case but even then, from your point of view, a new alternative location stadium by the start of 2014 is still achievable as well.

This could be a big fear for Wakey.
Not having to shell out £15 - £20million for a Stadium will make up for the loss of about 10Ha of land to develop if the LDF gives them 55Ha, which it looks like will happen.
£15 - £20million will pay for an awful lot of Industrial Sheds.
Industrial property developers are not having the best of times and money does indeed talk.

this may well be good news for wakefild and yourself but that does not change the fact that your time scales are very optimistic, surley you must agree to that point.

Thanks once again for showing how clueless you really are Riggins! They would have at least 6 months (and probably longer) to sort out the reserved matters application for the stadium and still have the thing completed by the start of the 2014 season. Why when it has taken you (it would appear) just over three months to sort yours, do you think it will take Yorkcourt twice as long???
Also, Yorkcourt have already prepared enough detailed information to submit a reserved matters application on the stadium tomorrow, never mind in just over a years time!

Agree bigalf, but no one knows what the actual deal is, other than a select few (which is not even the club)! We did however, ask this direct question and where given and answer that the deal was the deal and that if Yorkcourt developed this site ultimatley, by whatever means, it would include a stadium if permission was given for one. That is the best answer anyone could get at this stage.

Why are they optimistic, we have confirmed time scales 'published' now for the LDF and PI. Even if the SoS went to as late as September 2012 to announce, getting a reserved matters passed for the stadium and starting the stadium build in Jan 2013 is very achievable.
I am of course basing this on the time scales running roughly to plan as published, but the likelihood of them not doing is only slight and you still have another 3/4 months to slip if required.

I think alternative plans are vital... this is still an inquiry process and the answer could be in the negative, I hope it won't be, but it could be!

Just a meeting of minds - Ted, Sir Rod, property developers (Yorkcourt, Langtree) and the other land owner/s.
