| Quote ="Inflatable_Armadillo"Interesting news! I wonder if the reality of the situation has sunk in some what at the planning inspectorate and they have finally realised the potential issues of this PI and the LDF running along side by side could create for them and how much time, money and effort it could potentially waste!
These dates looks like it would put the public hearings into early 2012, after the site specific LDF comments (well, legally binding comments!) will have come back from the planning Inspectorate!!! This would make sense to me and I wonder if it is suddenly making sense to the planning inspectorate too!'"
Spot on I_A !
The LDF [umay[/u help the cause but will now delay things even more.

This was kindly pointed out by my Cas supporting work colleagues.
This is taken from castleford tigers forum - sorry i can't do those links to other web sites. Is this new news or old?

I was not expecting the PI to be complete till the end of this year at the very earliest anyway. Early in 2012 the LDF 'recommendations' will be known and scheduled to be ratified by Wakefield MDC by March 2012. The LDF has a more certain time line meaning... this is looking like it could all be over by this time next year!

I'm losing the thread; are you saying that the ratification of the LDF will override the need to complete the PI?

You have lost me there, but as i see it we have to have permission from the planning inspectorate as they called it in. They are still going to accept comments upto December this year.
Then according to the web site there has to be a final comments date set and then an enquiry evidence date set. Then there hast to be the actual be the actual planning enquiry - these take months as we all know. it could be 2013 before they actually meet. Then we have to go through the planning application with the council, presuming the inspectorate come down in our favour.
That is how i see it, can somebody tell me if i am on the right track.

And despite what the objectors will think, a very sensible one!
I think the planning inspectorate may have taken some advice and/or realised that the LDF has to take precedent in this unprecedented situation. They can't stop the PI process either but they can control the time frame and that is possibly what they are doing. Also, it could just be that they feel this time frame is required for the PI irrespective and that it does just coincidently has the result of the LDF process being likely resolved & completed in the meantime!
Either way, my opinion is

Lets put it this way, the LDF now may possibly have a fundamental bearing on the speed and outcome of the PI and not the other way around... which, I suspect, someone senior at the planning inspectorate may have realised would be a bad idea!

| Quote ="Inflatable_Armadillo"I suspect the BoI would take £2m for it at a push!'"
If BoI has lent against the ground it would probably only be 70% tops. Given a valuation by the bank at the time of the loan it would be most unlikely that the valuation reached £2million, but if it did BoI would be in for £1.4m.
They would probaly accept an offer of 1.5m on that basis.
If this amount could be raised to buy the ground through the Supporters Trust it would provide the club with a home, possibly rent free, and a bargaining chip if funds need to be raised in future.
The contributors would ultimately split the proceeds when the ground is sold in better times.
This could be properly marketed as a genuine investment opportunity rather than sinking hard earned cash into a bottomless pit. It will also show AG that he has dedicated supporters behind him.

Events have given the developer another three years to sort the stadium out. With that in mind a build start date of mid 2012 is fine by me and as IA says if this means the outcome is more likely to fall in favour of the development then there is really nothing to worry about.

| Castleford Tigers chief executive Richard Wright has issued the following statement on behalf of the club.
Richard said:
"Castleford Tigers have always been prepared to discuss realistic and practical arrangements that benefit Rugby League in the Wakefield District.
"In 2010 we attempted to work closer with Wakefield Wildcats but this ended without success. Castleford and Wakefield MDC committed to a Council-led feasibility study to evaluate the two stadium sites at Glasshoughton and Newmarket but this subsequently broke down when the Wakefield Wildcats Chairman at the time refused to participate.
"We have moved forward significantly since then and invested in the Glasshoughton site and our scheme is now well advanced. It is in a prime leisure destination for the north of England, has wide-ranging support from business, politicians and the community, and we expect a detailed planning consent in April. It will bring real, tangible benefits for the Club, the community and the wider Wakefield District.
"We will always remain prepared to discuss any arrangements that would benefit Rugby League in our area and the most realistic and practical plans we have ever seen are those for a stadium at J32 and as such, we will continue to work with the council and our partners to deliver this scheme."

| Thank god the council didn't waste any money on the pre-determined feasibility study. The whole thing was dreamt up to cover the GH shortfall.

| FFS! How many times does he need to refer to Wakefield in his spoutings? Box and Wright are using the City of Wakefield's name as a cover to get a wider support for their pet project.
Just talk about Cas pal!
