| BV was sold at the end of 2007 to a developer for approx £2.8M, of which £1.7M has already been rec'd and is showing in the accounts, there is another £1.1m due (presumably when we vacate the site. Ted said we can occupy BV till we move into a new ground...he didn't say what would happen if the new ground didn't come off. Because of the sale the club is not in debt and has a balance sheet showing a £500k surplus
The developer from York whatsit showed a plan of the propsed site and a plan of how the stadium and other facilities would look on the site. The main push was on achieving planning permission in time to have the stadium ready for 2012.
JK gave an update on team affairs, he didn't say it but suggested that FW might play this weekend. He recognised that Grix has had a couple of difficult results but will play on the wing this weekend. DB is happy at Trinity and JK is happy with him, there has been no approach from anyone and should an offer be rec'd then it would be considered but it would have to be a very good one to get him.
James Elston presented the Wildcats Trust very professionally

realistically the club is going in the right direction and if the criteria is as was this time around, with a new facility, the 10k ave attendance could be the only box we dont tick....

So when does average joe six bellies get to see the plans and designs?
We should use that as a huge marketing tool to draw people back, get the watering at the mouth of the prospect of watching our team in the facilities we deserve!

| We won`t be the only ones in bother though, Quins and Celtic struggle to get over 3K, very few clubs can boast average crowds of 10k. Leeds & Wigan can, Saints and Bradford possibly, the others - very doubtful, even those with shiny new Stadiums. If we are sound as a business & contribute to the competition a new Stadium should make us a shoe-in imo.

| The 10,000 average is a problem and I think its time for a serious look at the issues.
It is obvious to see that we have two growth areas in our crowds, the number of juniors who come to home matches and the number of fans we take to away games. The marketing / community department need a pat on the back for their work that has increased junior numbers year on year.
I think that the number of fans we take on away matches has increased because we now win a few away games, that many of the away games are played in clean, modern stadiums, where parking is good and most importantly we all sit together.
The home crowds are down mainly because many of the away support choose not to visit Belle Vue, poor parking, poor facilities, no cover etc. Ted and the board are busting a gut to get us the new ground that will solve this problem.
Away support at Belle Vue are often subjected to abuse etc, just read these message boards, people decide not to come to Belle Vue because they have had a poor experience. Lets be real, can you blame them. Many people choose Hull as the best ground and I love watching the game in the away end with all the Wakefield fans. Would I enjoy the experience if I had to sit infront of the Hull `chavs ` who sit in the corner. No it would be a much different experience, very unpleasant and one I would look to avoid.
It would be very difficult to offer away support a segregated area at Belle Vue. Leeds take 5,000 to Huddersfield and only 2000 to Belle Vue. Wigan take 3,000 to Hull and 850 to Belle Vue and we cannot blame them.
Our adult home support is not growing, many wait to see what the weather will be like, but many have decided that although the rugby is great, the facilities are poor and many people do not like the bad language and the drunken yobbishness that is often on show.
So we need, in my opinion a radical approach. Getting the new ground will be radical and again I cannot praise the board enough for their continued determination to deliver this.
I think that next season we should take half of our home games on the road. This will help us market Trinity to a wider group of people. We will be playing from better facilites where we can offer the away fans ( and our own fans ) a much better match day experience and segregation.
I would like to see us play say Catalans, Celtic and Harlequins at Dewsbury. Hull and Hull KR at Doncaster, Leeds, Wigan and Warrington at Barnsley.
Play Cas, Bradford, Saints and Salford at Belle Vue.
Whilst we are playing out of Belle Vue, no matter how well the team are doing we will never reach the 10,000 average. So lets be radical in order to improve the crowds, lets get this show on the road.... road trip.... road trip

Just a couple of questions, firstly, were the shareholders aware before last night that BV had been sold at the end of 2007?
Secondly, the 1.7M received seems to have filled a rather large hole in the accounts - 1.2M? Does this mean that all the proceeds for the sale of BV can be used to finance the running of the club, or, is it classed as Capital, only to be used towards the financing of the new ground?

| As far as I am aware shareholders did not know the ground was sold but they had given a mandate to sell the ground so must have known it was to happen.
Some money has gone to pay off all long term debts, but there was some mention of roll over capital gains tax relief so I suppose some money will go to the club infrastructure

Nope. If you don't tick that box you'll be an 8 out of 10 club, because you're within a 15 mile radius of your nearest rival.

What was the rough plan of the stadium like in terms of style? What are the other facilities?
Was there any mention as to the size of stadium, when works may start etc?

Does this mean that we are constantly running at a loss and unless things improve we will continue to do so but without any fixed assets to sell in the future?

| I understand that the average loss for a SL club is £ 350,000.
Over our time in SL we have always run at considerably less than the average loss. I seem to remember from previous share holders meetings that it is only over the last three years that we have made a loss.

How does this gap get filled as I know that a constant loss is not good to keep loans going with a bank they want to see an increse in profit not a constant loss

I am not party to the clubs accounts, just asking the question regarding whether the windfall from selling BV could be used to clear the clubs debts.
I’m sure many clubs have unhealthy balance sheets, some much worse than ours, however, as you alluded to, the use of capital expenditure, which I would have thought the proceeds of BV would be, for propping up the day to day running of the club, would be very foolish. By paying off our creditors would save the club a fair few quid, but once the pantry’s empty.
However without seeing the Balance sheet, I couldn’t say, it may just be that it looks better on paper and the cash windfall has been earmarked for the new ground. I don’t know the score regarding funding the Newmarket development, nor, how much W.T.R.L.F.C. are planning / expected to be ‘putting in’.
If the amount is minimal, then hey-ho it’s all good, however, if the club are expected to put in the total sale price of BV into the pot…………..
BTW we are not an average club .

I agree with your theory on debt management, however I’m neither a shareholder nor the clubs accountant, you are asking me to answer the same questions I’ve asked, but ultimately the BOD will decide and we will have to go along with it.
Regarding the ‘average club’ bit, I have never viewed Wakefield Trinity as an average club - HTH.
