| What it seems here is, the biggest point about parking has been left out - I'd say something like 80% of Cas fans wont even use the car parks at all meaning they will only be used by visiting teams and I don't think there's one team in SL who would bring more than 800 cars + 16 coaches.

You are right but they also equally have to deal with this potential 2 hour period of a large number of cars occupying spaces while being off-site. I think you will find that Xscape and J32 will say that they could accommodate even more punters if they had more car parking spaces and it is that which gives them a problem at their peaks times?

You are probably correct but 800 cars with 3 people in is 2400 and with 4 people it is 3200. I think an average car occupancy of between 3 and 4 is realistic. So 20% of 8,000 Cas fans is 1,600, so leaves you with the same again at best. But that said, I think when most sides come to town it won't be a problem, but Leeds and Wakefield could push the capacity a little, as they will predominately travel by car.

You clearly haven't been taking much notice of us alately have you? Trust me there isn't a funding gap any longer, the money is in place and we are go when the plans (hopefully) get accepted.

So where is the money coming from, you are looking at a good 13M£ to find, I've seen nothing to indicate the moneys there. Just like in the 2008 we where told the same thing and still nothing.

Sale of Wheldon Road and surronding land to Ben Bailey Homes can now take place as some sort of issue with chemical licenses with regards to the Hicksons site have been resolved.
Some funding secured through sponsorship.
Future sponsorship (ie naming rights etc) can be secured if/when plans are passed.

They did some surveys in 2006 and based on an average crowd of 8000 it was general a 75/25 home/away split and average car journeys was circa 2125. So they are looking at circa 800 spaces on site, circa 400 in Xscape's overspill car park (which I found on the plans, over the bridge and a great location for the stadium) which leaves them just short of a circa 900 spaces. I think most of those will get swallowed up by city centre, on-street and nearby offices letting out their parking. I suspect Xscape and J32 might put on parking wardens and try to prevent fans parking in their car parks where possible and send them over to the overspill as a matter of course and avoid problems that way. Now I have seen the figures I don't think it will be that great an issue.

| It seems a little clearer to me, now having chance to study the documents, and I suspect that they plan to build the stadium in phases! They have included proposals for phasing within the REM application to address the noise issues to the North of the site and while they are 'just in case' proposals they provide for a temporary grass bank to the North to mitigate the noise at circa 4m high.
So my guess is that they will build the West and East stands in phase 1 and then build the South and North Stands at some later date, when finances allow, in either one or two phases. They have said they will build the South stand 3rd and the North stand last if phasing is required.

So Wheldon Rd cant possibly be worth more than 4m£ (which Cas haven't sold yet) plus 2m LOAN is 6 Million£. Still need at the very least another 6M£ and you got all that from sponsorship, wow that must be a world record for a low profile sporting club thats playing in a low profile competition! £6m up front in sponsorship for what in return?

12 million to build a 15k stadium? Just pluck that figure out of the air did you?

I presume you are an expert on the value of building land and know the size of the plot Castleford own? However, I'd suggest you are jst plucking a figure out of thin air and making a guess.
No stadium (practically) is fully-funded before construction with 'cash in the bank' - income streams increase as the stadium is constructed. If needed, there are plans to phase the building process into either two or evern three stages if needed whilst funding is secured.
PS - It's not a £2m cash loan either, it's land to the vale of £2m on which the stadium can be built.

It is something I had thought about of course, but seeing the 'just in case' plan in the REM has just confirmed to me that it is highly likely to be the case... but it leaves some question marks does it not?
Right, no more comments from me on this, I have no axe to grind with Cas and don't want to get dragged in to this Wakey v Cas debate, so if that is the plan or not, good luck to them and lets hope building starts very soon.

How much do you know what we have? or is it just a typical Wakefield mentality of hoping we fail? I think you have more problems than our stadium right now pal. As someone has already said our plan is to build two sides (yes TWO) and then have temp stands (Just like Blackpool) untill the other (and cheaper) stands can be built.
As for the money:
How much do you think (sponsor wise) we will get from businesses around the surrounding area?
Buy a brick
Stadium naming rights
Ground sale
Councils money
Sponsors
Like I say, don't worry about us worry about getting your a*** handed to you next weekend and keeping the club alive when it's not in SL next year.

Hey is not me you have to convince it's the RFL, you will have to demonstrate you have the business plan to complete to ground upto SL standard, not more broken promises like in 2008. Especially when clubs like Halifax and Widnes do have up to standard ground and are waiting in the wings.
The 2m£ is a loan, the council gave you land to borrow money against, all this has to be repaid!

| Wasn't having a go IA, just pointing out that purely due to funding the stadium would probably be built in phases.
Also, I don't really see this as a Cas v Wakey debate (our ground has more chance of being built than yours etc!) and would like nothing better than both clubs playing in new stadia in SL.

To take you final point first, I was under the impression that we cannot borrow money against the land, but I might be wrong.
I think (hope) that the club realise that there is no more room for the kind of bull they have given both to the RFL and indeed to us supporters in the past (even before 2008!). It's now or never, it simply HAS to happen if Cas are to survice in SL.

Yes and no, the only caveat to this is that it is illegal to knowingly enter into a building contract without having secured sufficient funding, at the time of signing, to fund the full extent of the development (including a contingency of I seem to recall 10%) proposed within the contract. However, you can issue a full contract with phases included within it and therefore at the commencement of the first and subsequent phases, under written contract instruction, only having funding for each stage.
Just also seen your post in between this one, no problem, I didn't think you were having a go mate and I agree with you.
